What about the other half of the equation, the property's equity value? 

Using the 50% rule where half the rent is expenses and half is profit and mortgage paydown. 70k down and 280k @ 4.5%. =$1419 per month-$1250=-$169.

Also I don’t under stand how they can charge for a member ship but they take half or more of a profit from a deal.

In fact about half my units are rented that way each year. 

You just call and ask who their underwriter is and if it is someone new from the first title company then submit the contract like all is well.Eventually you'll find someone to do the deal or you'll learn the easiest path to fix it from all the different perspectives.

I have only been working for the Federal government for the past year and a half, so it probably won't be anytime soon.

Hopefully the fed cut of interest rate of .005% (half a point) will help the market.
