I have a listing priced at $2450 (4 BR, 2.5 bath).I am currently focusing on 1 applicant who makes ~100K in her current job for 25 years, excellent rental references for past 9 years but my rent is $800 more than her current rent and she already acknowledged that she is pay check to paycheck.

Definitely.Trying to go OOS for your first REI deal is a bit like trying to surf a monster 100 foot wave before you've learned to swim, or trying to ski a double black diamond for your very first run.Fortunately, there are simpler strategies that are much better suited for a first time RE investor (house hacking, specifically).

Did you check if they registered with the sec for this offeringAnother road is to call the state board of securities and file a complaint - especially if they never filed either the sec (even if it’s an exempt offering they still need to file that as well as a form to each state noting their are investors from that state)
