I think this depends on a few factors.- Where you are investing- Type of investor you are- long term strategyI live in Toronto and own properties in and around Canada. 

It all depends on how much you have invest. 

And I presume it will get to 5 pretty quick unless you have great credit depending on area. 

You've got a good eye for solid areas to purchase properties, but your choice on areas just depends on your certain investment goals.

It really depends on what you are looking to do, but two books I recommend are J.

Also the yard was being used as parking space...some tenants are ok with that, many are not (then it would be on street parking only if we changed it...some want the private parking space...depends on tenant).

@Matt GilroyI haven't been in the service in a long time, but traditionally, members who have dependents (spouses or children) usually have the option of living on-base in the military family housing for free, or off-base and receive a monthly housing allowance.So, it's not a bad gig.

I own an older house that's in decent shape but needs some renovations including adding dormer to our attic (or just raise the entire roof possibly depending on expense) to facilitate a closet and more headroom creating an actual bedroom. 

Of course that also depends on what the common practice is in that area. 

You should continue inspecting regularly (3-6 months depending on quality of units and tenants).
