Using the skill set acquired from the invaluable tools and resourceful community I had my first investment property 12 months later. 

Hello and greetings fellow BP community im a newbe to investing and got highly intrested in wholeselling im hoping i can find sum local or established investors to guide me on my journey.

My question is, are the rates/terms substantially better if I were to look at the local community banks/credit unions?  

The tricks are going to be finding a local community bank that will allow you to do C/O Refinances with a 75-80% LTV and buying deals where you are all in for less than 75% of ARV.

Been listening to podcasts and doing a lot of reading and it won't surprise anyone that I find this community to be an amazing resource full of some really thoughtful and kind individuals.We are currently making an offer on a piece of land up in the Seattle area (hopefully around $170k) that appealed to us because of it's location for a possible home when we retire.

Go to your local community bank - they may lend based on fair market value with no value seasoning restrictions.
