If I have a property worth $300,000 and land is worth $50,000 I would then have a taxable property of $250,000 divided by 27.5 which would be around $9,090.

So, in this case where the property is held in an IRA, the income will be sheltered tax free and while the expenses will come out of the IRA account directly, you cannot write those off because they are not generating 'taxable income'.

An added bonus of putting a lot of money down is that both of these guys have very few concerns on a day to day basis, and are just following long-term plans to build intergenerational wealth of which real estate is only one piece of the puzzle.NMD may be the only way to go for some people just starting out with no capital, but it decreases the likelihood of success.
