That is until I stopped paying the state annual fees to keep my LLC active.I'm not familiar with the courses that were teaching the technique you used but I have seen this work so I'll be going a similar route.

Do not approach your business like this.Forget bandit signs, and people should really stop giving newbies this option.

While you cannot do anything to enforce the situation with the tenant,  nothing is stopping you from formulating your strategy so you can hit the ground running.   

Even if their screening came back stellar, you would have stopped this entire thing with an inspection during the first 3-6 months or at least not renewed their lease after one year.

So I stopped offering advice.

STOP EVERYTHING YOU ARE DOING AND GET PROPERTY INSURANCE TODAY!  

Real estate is slower than the stock market and my personal feeling is that when governments stop sending checks or, generally, subsidizing the economy, real estate prices will fall.

The demand for deals, however has not stopped.

If the utilities are in the landlord's name, you cannot shut off utilities even if they stop paying rent and the bill will continue to accrue during the perhaps drawn out eviction process.
