Then again, good contractors are BUSY - why would they walk a site with someone they've never done a deal/job with already for a few $ ?

I walked away from that deal tonight. 

Do you guys think its a good idea to use Heloc as part of a down payment to buy a larger deal?

IMPOSSSIBLE to answer, Also you have zero experience , but are doing an 800k deal, HMM 

Negative cash flow is not a deal breaker for me but as an investment I have to see a means to generate return that justified the effort and risk of residential RE.
