Nearly all counties will provide tax roll data.

Our requirements were fairly straightforward: manage tenants, track/process rent, track expenses, accept online payments, decent reports (or give me the data so I can make my reports), have a decent interface and have good support.  

Almost all of Woodbury is a C class neighborhood and is relatively safe (father operated business here for few years and was fine, although he got a few crazy customers).

I relate to @Andrew Syrios blog post, but on a smaller scale, pretty scary how similar our experiences are.. fired a contractor and one of my SFR flooded..)  

However, it will only protect you IF someone sues the owner of the house for something that is related to the house which would be the LLC. 

I decided to do it for the relatively quick timeframe it provides all the analysis knowledge and tools.
