I had a brand new construction home I bought 200k and the tenant for some reason totally destroyed it.. now it was so bad that the insurance company covered it and went after the guy criminally.. but it was over 40k in damages.. but lots and lots of stolen items stripped items.. contractors stealing .. its a challenge and one that I think is best suited for someone like you who lives there and watchs them like a hawk and with your background that is a HUGE bonus.when I started funding turn key companies in Detroit in 02.. they had some pretty unique systems on the rehab side.. 

But this is the type of deal I could afford to get started so I will deal with the crazy tenant and down the road if it’s not working now are use this for cash to get into a better neighborhood

I will keep you in mind if I revisit it down the road though.

Im trying to compare and see over 10 years down the road.

Then I added an execution road map.

I'm in NY and $400/SQ is about the middle of the road for roofs, You see anywhere from $300-500SQ based on Valleys/ Pitch Etc.  

It can also help you eliminate the need to keep going back for loans down the road, costing you several thousand dollars each.

Although if there is other work going on at the house, you might consider changing it to avoid making another mess down the road, because in my experience old galvanized pipe eventually fills in with hardened substance and clogs.

Probably $150/sqft for a budget project (laminate countertops, vinyl floor etc), $175/sqft for middle of the road, and $200/sqft for a nicer rental unit.Back of the napkin calcs are not a good fit for development in my opinion.
