You have to supply an itemized bid for the rehab, list of contractors, as well as a history of your company and the contractors.  

Actually buying in a place I lived before moving to CA, it has had very strong long term growth for many years and I already have all the necessary infrastructure in place (agent/mgr, insurance guy, etc.)

Also the better you (or a trusted contractor) can estimate repair costs that are conducive to the market, the easier it is to reverse engineer the number and determine the adequate purchase price to yield your desired profit. 

 $66k left on the loan ($600 month payment with taxes & insurance).  

Sub 60 sf bathrooms, unlicensed contractor, sub-rental grade finish...doable. don't expect your grout to have a straight line or tiles levelled though.

Taxes and insurance will eat over half of that. 

I just acquired a property in Hillside NJ and want to give it a new contractor.

I've been told that umbrella insurance might be a better option, simpler, cheaper, while providing adequate coverage for most individual situations.Any thoughts?
