Short of any specific recommendations a good way to build a comprehensive list if I can't cheat and shortlist it with the help of y'all's awesomeness.I'm still trying to learn how to use all of the features of bigger pockets but my search didn't seem to yield a lawyer in Sarasota as much as posts about lawyers or evictions in general.

I create "pre-app" forms on Google Forms that ask about pets, who will be living in the house, their household income bracket, history of evictions or violent felonies, and even give the applicant a chance to brag on themselves a bit to tell us why they'd make a great tenant.Once I collect these pre-apps I take only the qualified applicants and show them the house, then if they are still interested, I invite them to go through the full application process with background/credit checks from there.

I am not sure where or how to start a pointed reply to this because it appears your fundamental "belief" of the market is radically different than the reality of it, so I have a thought that info may be "lost" until that foundational comprehension is first corrected.

If the wife is not on title, not on the loan, and not living in the same household as the husband, she is irrelevant to the bank, as far as income. 

From what I've experienced thus far, it seems like the best resources for a comprehensive training layout of all of the basics that gradually advance to more advanced material, books and workshops are the answer.
