With the right systems and training in place, I have had good luck using Virtual Assistants that I have found on Upwork.2 - you can partner with someone with more time than you have.Bakersfield is being hit pretty hard by wholesalers lately so it is really competitive right now.  

So many of the smart folks (I'm listening to like 5 REI podcasts regularly #addict) persuasively recommend an SDIRA over just relying on the Stocks & Bonds Industrial Complex.

As stated above I don't have any network in the real estate industry at all I'm going to a meetup tonight to hopefully change that but for now, I don't have anyone I can use to finance a deal or partner with since I will be living there for a 6mo to a year.

It is important to look at demographic trends , census data , what type of industrIes are there ,what are the plans of the city etc.

That can be discouraging, but if you stick with it you'll build that rate up.Bandit signs will put you in competition with other wholesalers that put up lots and lots of bandit signs in their target neighborhoods.

As additional perspective, I'd prefer to invest in or near my local market (Raleigh, NC), where is VERY tough and competitive to find multi-families!

There is no specific set of guidelines from the IRS, and just the general prohibition against providing services to the IRA.We and most in the industry are comfortable with a client managing a handful of long term rentals. 

This whole industry is a grind, enjoy it!
