If you sell now you'll walk away with a lot of money but depending on the specifics of your job you may or may not have to put a significant portion of it back into purchasing a new primary residence, you'll likely be purchasing high as well if it's within the next 6 months.

It seems to me like they're hiding something like a lean on the house...The fastest I have ever closed on a house, which was an all cash deal with no inspection (I had already walked it) was just under 3 weeks.

If the inspection was done prior to December 2020 you might want to call the town office and get a new walk trough inspection, don't ask how I know...You should be able to schedule it at the code enforcement's office without having to pay the $250 fee since the permit is still valid.

we are placed right in between two other "trendy" towns that have a fair amount of tourism (although this town does not especially attract tourists the neighboring ones do) and we would be walking distance to the restaurants.I really like your thought on the mobile being 50 years old in 12 years though. good thing for me to ponder.

Same situation, would cash flow about $250/mo with no money into the deal.My only fear is I dont want to load up on C class property rentals because of all the drama that comes with it, and lower levels of appreciation and ongoing maintaince, but at the same time it seems foolish to walk away from cash flowing rentals with no money into them.
