Received a description of a house and dont know this statement: "has newer windows three with bb holes" also this statement is a mystery for me: "updated electric ran no plug ins or fixtures in spots".Even with translator I have no clarity.Thanks in advance again.

You can't base rent solely on sq footage.That is a massive mistake.You can have retail spaces exactly the same and one is way off the corner and the other is close to the corner and gets 20,000 cars a day to your side street of 800.There is a foreclosed strip center that is brand new put in a crazy spot that won't get close to market rents.Have you talked to the existing tenant and do they plan to renew and if not what problems have they faced??

the above posts are spot on...it's all about fear...like marc, i was in college, and figured, what the hell...if i lose everything i could always go back to bartending...luckily i haven't had to yet, but i would if i had to..used to meet a lot of cute girls that way :wink: i guess it gets harder as you age, get married, have children and need more financial security..i could live on 500 bucks a month if i had to, so that helped alleviate some fears as well

If you paint the house in the middle of summer when it is hot out and then look at it during the middle of winter, you will notice a few spots where there is no paint due the the contraction of the siding.

It's when an option becomes convoluted and takes on the flavor of a sham transaction or bridges on a prohibited transaction that a lender may disqualify amounts or loans funding such transactions.Having been around hundreds of banks I can assure you that loan officers are not attorneys and some may not spot or understand such contracts, doesn't mean that they are a prudent way of doing business.

So, say $350 a year for 30 years, what's that worth companred to other comps not in a flood plain.I owned several single family homes along a river just east of town, all were in a flood plain, but doing a spot elevation where the improvements are located showing them above the flood plain can get you out of the flood requirements.

My contractor can do all the labor so hopefully he can find time to do that in conjunction with other projects.The comparable also had really really bad flooring, it looks fine in those pictures, but it's all dinged to hell and very very weak in spots.

I could of had the house inspected but highly unlikely the inspector would have spotted all the problems with out the water being turned on.
