I would not recommend this strategy only if you absolutely need total control of a project, you really want to pick out the paint color, and think you will be a better operator than someone who has been doing this professionally for years/decades.

The last thing you need is for a borrower to come back and say they would have made money if it weren’t for the paint color you insisted on.

Finally, we found a dealership that would sell us a brand new Kia (exact color and model the wife wanted) that was located in Oklahoma.

One idea she gave me is to paint the countertops and we picked out a great color for them that, combined with our other accents, will really change the look of the entire room.However, I'm nervous about giving the painted countertop thing a try.

(layout issue).Kitchen: Looks like a break room in commercial setting...tiny amount of cabinets in a Huge vertical and huge horizontal space (layout issue).And the Hugeness of the space seems to be amplified by the color white on everything.I also wonder if KC is a big "Loft" town, like NYC is, or do the customers there prefer more mainstream apartments with amenities and standard apartment layouts?  

I would stay with color schemes that are loud and visual.I feel it might work near a university, metro station, or close to an urban environment.

I'm closing my 10th deal tomorrow.I've only ever had .5 months vacancy total since each unit was placed in service, so I must be doing something right :DI'm still long on RE.My background is in Color Science, Imaging Science, and Technical Photography.My aspirations include RE development.I'm not the most seasoned vet, but thought I would share anyway.Cheers,Mark
