I was hoping Fannie Mae would counter with $260k and then I would accept that if they would pay some of the closing costs or warranty the remodel work that was done. 

Hopefully they will close that one.But I am betting it is in there on purpose.

I spend my winters in Colorado and want a get away spot I can go on weekends to relax be close to nature.

We work with many CA investors looking for something close by yet more affordable and good appreciation. 

Most of the time they would just rather work it out with the deal in hand and get it closed!

By my count, that's probably close to $1,000,000 in non income/cash flow producing debt.

Investor was able to do a bridge loan and pay for the purchase and the renovations  for about 20% LTC (approx 31K + closing costs down).

One of them told me that if I close the loan directly into an LLC (which he confirmed they can do), then it won't affect my personal DTI ratio when I'm looking to qualify for future loans, specifically my next primary/house hack that I plan to buy at the end of next summer. 

If I were you, I would pick a market that is somewhat close to where I live AND has a much better cash flow.
