It is not my strength to make good design choices and it was difficult to make decisions on design choices. 

With all this information, I make the decision where to put marketing efforts.

In the future with a wife and family the finances change a bit, but the peace of mind of even renting the whole thing out which finances a house with the future family seems like a better decision than to bank on extra returns.

If you can address the issues that are the reason they want to condemn it then you could prevent or reverse the decision.

We also don't want to physically go visit all our properties every-time we think there is ice just to give our plowing company a decision, that is the reason for outsourcing it to begin with.I would love to hear others thoughts on your salting policies, what ice melt products you use, and how to minimize that cost!

I’m needing some advice and I’m hoping to get several opinions/points of view with respect to 15yr vs 30yr and cash out refi vs HELOC on my primary residence and a decision that I’m trying to make which all ties in to my goal of investing in my first rental property.

We have no idea what clauses may be in your contract, force majure decisions/applicability in your local courts, etc.
