When you’re flipping a property, you are often doing some type of rehab, whether it be a minor paint job or changing out the roof.

Rerenting the units requires time or expense to a PM and there is also improvement expenses to make a unit rent ready (paint, carpet, etc.) 

You can form this in any which way you choose.

There is no reason to ever have to make the decision to give up your w2 unless you choose to.  

What if there is something like some caulking, painting or other simple work that needs to be done? 

It is hard not to choose the kind of homes that we would personally want to live in.Any comments and assistance would be greatly appreciated.Health, Happiness & Blessings!

E.g. shingles, drywall, flooring, trim, paint, water heaters, HVAC, etc.

It needs work, Roof may need replacing, Driveway needs to be redone, cosmetics, painting patching etc... and some dampness in the basement but may just need sealing.
