The rates for a purchase money loan (one where you take the loan out to directly acquire the property) vs when you do a "cash out refinance", which your loan would be if you chose to pay off the line with a loan on the primary residence, it typically done at a higher rate.

Nice amount of 60-80k houses in my area.

Typically, if tenants need to vacate, the rent would be abated for that amount of time (just like a probate) until the time they are able to get back into the unit. 

Should I hire a contractor to add an additional meter that separates the ADU from the main house or charged another fixed amount for the main house as well.

I don't have much cash and my credit is not the best.

Personally I'd want to know any expenses over a specific dollar amount and would want to know about lease violations, rent that wasn't collected by the 15th, tenant requesting early termination etc. 

We took over a seller's loan, paid them some cash and began to rehab.
