Throw an LLC together with a few people with $1m each, and buy it, San Francisco isn't short of folks who got lucky with this or that IPO and have the money, most of those tech companies have an unofficial employee-maintained slack/discord channel where they talk about real estate stuff.

Definitely want to speak to a tax professional and an attorney on this one as I believe you are correct in that you would be buying the current depreciation schedule so your basis will be much lower from the outset.

I figured it would be easy to buy an existing facility than to get one up and running.
