I'm looking for some rule of thumb numbers to understand the costs.Price LF  Footings:Price SF Slab Break and Replace:Price CY excavation:Price Block or SF - Block Foundation Walls:Assume a 5 stage underpin as well.  

I'm underwriting a building now that's in a salt air city, a block from the beach. 

You will learn alot of lessons quickly, build wealth, and potentially lower your cost of living.

While some use floating rate debt, for say, corporate unsecured lines of credit or capital commitment facilities, they also tend to use Swaps versus interest rate caps, and often times will build interest rate collars on their floating rate debt.  

I bought my first home in 2017 (major fixer) in the SF bay area and completely renovated it including building an ADU, adding a master bath and bed as well as updating just about everything.

Looking for a consensus, "Would building a home on an empty land lot be more profitable than just selling the land?"

If you are looking to attract investors, one 14-unit building isn't much to get people to give you money beyond family and friends.
