I would try to find receipts, at least contact credit card company or bank for checks or CC receipts.

The owner is a master plumber and his company is licensed in all mechanicals and he has dozens of subs that do the high quality finish.

In all likelihood many brokers will offer a blend or tiered transactional compensation.

When you encounter someone who is where you want to be in commercial brokering tell them you want to learn, not that you want them to be your mentor.

Lately I've even gotten convincing fake ID's and fake photos of the deed though and I even had to have my title company do an O&E on one property where I couldn't find the real owner anywhere and the scammer was pretty convincing.
