Most wholesalers are not waiting for sellers to find them online which knowing you will have a brand new site, this will take a long time to be found by sellers.I think you should spend a few bucks working on direct mail and going after possible sellers to specific lists. 

Why Fannie makes a distinction between an LLC and a Corp / Sub S, I don't know and it seems odd to me, but so long as I can clear my borrowers slate and do a brand new 10 conventional loans for them at great rates, sounds good to me!!!

I personally like to start fresh, screen tenants myself.

Because your going to need some sort of capital to market your brand to sellers and buyer.

If you are brand new to real estate I would recommend against trying to do a flip.
