Take both of those to your title company or the buyers title company to close the transaction.

Any books you guys recommend on reading on dealing with deals like this?

yes, no different than if it was owned outright, assuming the loan can be paid off in full from the transaction.

They charge about $800 per transaction no matter the price.

I am just reading a book that is called "Keep It" about advanced tax planning for IRAs or any type of similar retirement plans (thanks to whoever recommend it here) that has TONS of great info and I would HIGHLY recommend it.Dan Dietz
