Besides seller financing and private lenders, does anyone have experience in creative funding to get a second house after I use my FHA loan?

We have a lot of experience as the lender in tax credit transactions, actually just finalized a 4% tax-exempt bond deal with our own debt.

With the funds you are talking about, I highly recommend linking up with someone who has successfully invested out of state and get some insight from them before proceeding to use your cash. 

Or are these duplexes in really bad shape and you're bringing in your own rehab funds?

Banks and hedge funds have their processes and you just have to wait until they get around to getting that property renovated and listed.
