the packages still came. eventually i took them to whole foods (amazon) and they looked at me blankly and said "we cant help you as we dont do returns/changes of address" so i just tossed the lot in the garbage on my way out.

Be careful, there are a lot of people buying these certificates on the internet and they show you a fake piece of paper in hopes you allow the pet without add rent or deposit even if you have a no-pet restriction.

I completely agree with @Jared Prevost about making sure to have financing lined up and don't be afraid to close a small deal that isn't perfect in order to show brokers you are serious.Another piece of advice, once you have found a broker you like working with that is regularly sending you deals be sure to keep them in the loop on your opinions about what they are sending you.

If you're running a flipping business, I might be able to guess most of the bigger pieces, but most likely, you're going to be running your business differently than I run mine.
