the packages still came. eventually i took them to whole foods (amazon) and they looked at me blankly and said "we cant help you as we dont do returns/changes of address" so i just tossed the lot in the garbage on my way out. 

They are hands on micro managers, but people that can spot capable pieces, get them working together, and create a repeatable process can most certainly invest OOS.Most OOS horror stories I hear are all contractor related. 

I think this piece is huge, especially new investors like myself who are going to buy their first property in a high interest rate environment.

I have been building a lot of built-in cabinets for my house so that I have storage for stuff and I also don't have to purchase individual pieces of furniture.

Yes you need a closet but you also need a master bedroom bath, even if it’s just a 3 piece bath, to get the most rent you can achieve for the location.

Be careful, there are a lot of people buying these certificates on the internet and they show you a fake piece of paper in hopes you allow the pet without add rent or deposit even if you have a no-pet restriction. 

I completely agree with @Jared Prevost about making sure to have financing lined up and don't be afraid to close a small deal that isn't perfect in order to show brokers you are serious.Another piece of advice, once you have found a broker you like working with that is regularly sending you deals be sure to keep them in the loop on your opinions about what they are sending you.

If you're running a flipping business, I might be able to guess most of the bigger pieces, but most likely, you're going to be running your business differently than I run mine.
