Hi @Tyson Jordan.Like the rest of the responders, I'm going to suggest you contact the person handling closing and ask them.I'm an agent, and have always used a cashier's check at closing, with the lender funds wired in.

I’ve been working for the USPS as a mail processing clerk for the past three years - I handle and organize letters and packages (via methods of machine sorting and hand sorting) for the carrier routes the next morning.Overall, the post office has treated me well, putting fairly decent checks in my pocket with some pretty sweet benefits to go along with them.

Sure they may handle snow removal, lawn care, etc, but be careful about allowing them to make capital improvements to the property as they may be able to claim an equity interest in the property even if they do not exercise the option to purchase.

I could survive if dropped off in Mexico, but I'm not yet able to handle a full speed conversation.

Any advice on how we should handle this?

@Steve Rozenberg:  Don't want to go on a tangent but given your experience, how do you handle major property renovations? 

I have a rental house in upstate NY (close to Buffalo) that is currently handled by a property manager.

Thank you Chad, for handling sheriff sale foreclosure property, what's the difference by using attorney and title company, I feel like they doing the same thing, make sure the title is clear and marketable.
