The beautiful half bath that we had spent nearly a month renovating had sure enough been turned into a pig room.So having no idea what to do, we told the tenants that they couldn't keep the pig inside but could keep it in the backyard until they could get rid of it.

Remember you can be your worst enemy and talk yourself right out of something beautiful. 

Needless to say, it's a stress bag at the moment, and the last thing I need is our stupid , useless , corrupt HOA deciding this is a good time to send the wolves after me for their dues. 

Although I have proved that I can deliver beautiful homes to people on budget for their personal residences I have limited experience with this type of venture.

And 3,400 is a bit of a bite.If you have the equity to sell, then why not do it and get an investment property(ies) that both make you money today and will make you even more money tomorrow.To me, thats the beauty of real estate.

The beauty for the Investor is that he starts earning interest immediately upon investment AND the Investor doesn't have to worry about a project not fully funding from the crowd - Fundrise takes an equity position with the residual that wasn't subscribed from the crowd.  

As a closing gift, the "welcome to Chicago" box would contain various items such as a bag of locally roasted coffee, artisan crafted soap that is made locally, 6-pack from local brewery, Chicago themed decorations, etc....Looking for some feedback on this pretty please.

@Frank Gigliotti   if you have done well in your state you can do well anywhere.. its really a life style choice.there is a reason that 1/4 of the nations population lives in 5 states on the west coast.LIfestyle  then there is lifestyle and of course the lifestyle... throw in weather. natural beauty etc etc.. there was another thread about getting out of Real estate and the one who created the thread lives in Lima Ohio  where the heck is that? 

The middle part of the city, which includes downtown, Lake Merritt, and stretching all the way to the Oakland hills, is actually quite nice with a lot of beautiful neighborhoods.I understand the SF hipsters have discovered Oakland and are starting to move there because it's less expensive than SF.
