I've had comps ran by a local realtor and she states that with some cap ex expenses of 15k I could get about 360-370k for the residence, she also believes that if I do 35k more in renovations like a new open concept kitchen, bathrooms, siding, landscaping and other important features on the home that we could shoot for 410-425k.

It has central heat and air and a bathroom already rough plumbed.

Sometimes domestic violence abusers punch wall, punch or kick appliances, break down doors to the bedroom or bathroom, etc. 

*Other than that the house was in great condition didn’t see foundation issue kitchen,bathroom were nice.So with the details I’m working if there’s a way to do seller/owner finance (Sub 2) where I could make a profit and seller could get money and be happy as well.

So for closing at the walk through the buyer wanted the muddy carpet cleaned...tons of little muddy footprints from the creek, across the cement patio through the carpeted playroom to the tiled bathroom. 

My plans changed and the home continues to be rented out; I intend to renovate the kitchen and bathrooms summer 2020.
