What is the average vancay rate when it comes to AirBNB in your market for SFH?

Understand that it may be difficult for the tenants to find replacement housing, and especially with government subsidies playing a role, you may allow them a longer-than-average time to find new housing. 

There were also an average of a one call per day with agents asking to split the properties so they could bring there own buyers into the equation.

On top of that, I must have shopped around to almost 20 lenders and their interest rate/LTV were the best I found thus far for my credit average (around 690 at the time).

Once you have 2 years of tax returns they will use the average of the 2 years as your income to qualify you. 

Generally good/average for both will work too.  

Right now even junk bonds are only paying 4% on average, so where is the seller going to get better yield elsewhere on a fixed income instrument that is collateralized by an asset they know and understand with an operator (you) that they know, like and trust?

The average rent is $60/unit now. 

It's good to know what the market occupancy looks like month to month so you can understand what the low-average-high expectations are there.

And finally while we hear about flashy deals, most folks make money years down the line - once rent has caught up with the mortgage payment and appreciation is where its at (at least where I am) it is a get rich slow game :) RE is the single best way for average people to build wealth.
