Inquire about home many they have, ask how they do maintenance, fees, hourly rates, how they handle late fees, have your attorney read their msa (master service agreement) and understand the more bells and whistles they have to pay for, the smaller your returns.

I recently asked an attorney to take an old LLC and change the operating agreement. 

Then when I close, given its with the cash buyers closing title company/attorney, Can I give them both agreements between myself and the motivated seller and myself and the cash buyer; then they cut me a check?
