Skiing and other winter sports and a great spring/summer/fall for all the other types of outdoor activities.Having said all that, the cost of homes in the area are off the charts from when we were looking.

hi Alllooking to invest in a vacation rental in white mountain area. any one have any idea what a good town to invest. looking in to lincoln area, for of the fact that it would rent out during the ski season as well. any suggestions ?

@Tyler GarciaWhen I first moved to Tampa, I rented a bedroom in a pre-furnished 4-bedroom house in a good location (North Hyde Park) for $1,350 a month... this was one of the cheapest places I was able to find that was close to downtown.If you take a look on Airbnb and set the search settings for bedrooms, one month stay, and leave the dates open, you'll get all the rent comps you could need.As far as renting by the bedroom, you've really got two good renter pools in Tampa.

But absolutely not a place for good cash flow.Seems like the double edges sword you get in most ski areas and northern areas.1) Huge dead shoulder seasons. 

We actually do a "Pre-Screening", which saves us time and the tenant doesn't waste their money on the application fee if they aren't going to qualify. 

So if the deal is good, do 401k loan, get money from parents, credit card balance transfer (often comes with 0%APR for 12 months), do heloc if you have to. 

For example, our Los Angeles county has a separate probate court within the Superior court system, but online data access will only give you a case summary, calendar notes, and no contact info sufficient to call or write a PR, attorney or heir.

So, in addition to the EMD, you'll need to provide a pre-qualification or pre-approval letter indicating that you qualify for financing for the property.
