I hate owing money. 1) money you don’t pay in interest is more income, even if it goes to Loan pay down instead of cashflow. 2) if you need that $150/mo to afford to invest in real estate, you can’t afford to invest in real estate.

You apply for a commercial loan, and get a commercial insurance policy.however you would lose all the benefits afforded to owner occupants like the capital gains exclusion in doing so.
