I would call the landlord like an adult and tell them I'm sorry, and that unforeseen events occurred and I'll never let it happen again.

I have found that my demographic is not what I expected, and that is that most of my guests are grandparents who meet their adult children and a few grandchildren. 

Long story short, I legalized it as my office, removing the bathtub, and calling the kitchen an entertainment bar.

I have been doing buy and hold multi-family for many years and would entertain partnering with others on multi-family deals 40 units or greater or perhaps doing some private money lending.

That being said I would entertain other deals but those are my goal numbers.

This is great entertainment.

Most young adults prefer electronic payments.

I’ve seen good tenants turn bad many times, often when their ex/ baby daddy gets out of jail and moves directly in despite not being on the lease then starts causing problems, or an adult child same scenario, or the tenant falls off the wagon all by themselves, gets a new roommate who has issues, etc. things can go south quickly when dealing with humans and sometimes the cleaner the break, the better. 

Demographic in this area is young adults and college students/grads  who like being close to all the restaurants/bars/festivals within 2 minute walking.
