Photos and description on listing, assessor card, past listings + listing history (Hotpads, Zillow), tax bill combined can say a lot about the rehab numbers, problems with the prop, and seller motivations. 

How would you guys go about this for someone extremely motivated to succeed, with no track record or portfolio.

If they are only motivated by the money they will be a go-getter, but what you want is a go-giver. 

Sounds like that’s a goal you set for yourself, and then achieved.
