Anyway, my suggestion would be to try and invest as close as possible, even if it's a 2 hour drive away. 

But if I can't sell quickly, I could rent them and have multiple cash flow (because of the different income sources of the different tenants in the same unit) and wait for the market to recover and then sell the unit.Please let me know your comments and suggestions about this information.Thank you everyone!!

Not to mention the GL is usually only about 15% of your overall insurance cost.I'd suggest asking your lender to put into writing what is the maximum risk they will allow you to take and then give those guidelines to your broker and see if they can improve on your current program.

So with that logic, I want the LP to be protected and get paid out a baseline return first, but if the property exceeds expectations I believe the GP should capture  higher returns.With the proposed 75/25 waterfall breakdown suggested by the LP, I feel that I would be under compensated the first 4 or so years and it may not be worth it for me considering the month of labor it takes to furnish the property and the approximately 100-150 hours a year it takes for me to manage the property.

Hi folks, I've been a landlord for years but have yet to use a property management company.I’m wondering if anyone in the Portland area has property management companies they would recommend? 

With the existing portfolio I have to wonder why buy your primary residence?

I think I am in scale mode and am wondering how to effectively go about doing this.

The flooring is ready to be replaced and I have considered having LVP installed but wonder should it be glued or free floating or should LVP be avoided altogether in this instance?
