@Barry Ratliff WOW what a history and wealth of knowledge....you'd be a fantastic speaker at any investment club.If you are accredited, then I would be looking at syndications.....NNN, apartments, storage, industrial warehouses....that's the passive part.Almost everything everyone else says is passive is probably really active....even these activities above can be somewhat active until you hand over your money.

It is a massive industry and I can point to a Storage Facility in FL (one of many that were seller-financed) that was done with seller financing.

Similar new units sell for upwards $1500.Fortunately for me folks are vacating large homes & moving in to apartments & condos and there big refrigerators won't fit their new digs so rather than putting them in storage most folks end up selling them.

The building in my town has three spaces, the basement that is leased for storage, the post office side, and the owner of the building runs a coffee shop out of the other side.
