Section 8 is great to have in certain markets because you'll have a steady flow of applicants and get paid on time.

I'll keep track of progress but I have a theory that psychographics, angling for a particular niche demographic, charitable business models & aesthetics etc go a long way and are underutilized in REI (if even utilized at all).

I have around $12k currently saved, and I work a steady accounting job which I started working in March.
