Careful on the due on sale clause in your mortgage.Use your second as leverage; you can use your second as a down payment on another property, you can split the notes to have more leverage (second mortgage of $200,000 with notes of four fifty thousands or two $100,000 etc.My renter is interested in buying the place, and I'm interested in selling.

some people don't want the hassle for a 1000 dollar commission that will then be chopped up again with their broker....some do. if youre doing 5-10, spend a few hundred and become an agent yourself. link up with a high commission split broker that will leave you alone (investor friendly) . now you have direct access to listings, scheduling showings, and making/responding to offers.

I have a 4-plex under contract and don't have the cash to purchase it on my own and I am curious how investors have split both the equity and the repayment. 

I don't know if a JV 50-50 split would work well or if their is a better option as in a percentage of the sales price.  

We knocked down walls and created an open floor plan, removed the popcorn ceilings, replaced dated wood paneling with sheet rock, and installed hardwood flooring throughout the home in the first 45 days of construction.
