Negotiate directly with sellers, are you using an agent, let them do that for you.

I invest heavily in this area as an agent.

Formally, you'd use a closing agent, such as an attorney or the closing dept of a Title company. 

My real estate agent brought in a mortgage broker to work the best loan he could get me.

As for value, have you talked to in agent in the area that knows the market?

I also have an agent and contractors that walk properties for me as needed.

Well I never thought I would be the one saying something like this......but I have a recent good news story about a warranty company.Based on an experience over 30 years ago, I have been on the anti-warranty bandwagon and even run them down on this forum, but:I bought a house last summer (primary home) and the sellers agent threw in a Home Warranty.

I think the more interesting aspect of this entire decision is with the Buyer's agents.
