Honestly, they sound more difficult than they actually are. 

A $40,000 home may sound cheap where you live but could easily turn into a money pit causing you to lose twice that amount of money if you are not careful.  

That just sounds like a huge headache to me, having 20 to 50+ Class C SFHs/2-4 units.

I would say based on my experience, someone correct me if I'm wrong, that the industry average goes as follows: *  Easy: $20 per sqft*  Needs work: $30 per sqft*  Full gut: $50 per sqft
