In this particular case you probably don't have a deal because just the principal and interest payment on $171k at 4% is going to be over $800 so you may have to have $2000-$2500/mo rent to satisfy the numbers for any investor you would wholesale to.

They are often satisfying a personal, legal or financial commitment by offering the property for sale though a licensed real estate broker but have no intention of selling at anything like market value.I would not be worried about whether or not my offer were acceptable to the seller.

One day I was sleeping and he and another possible tenant walked into the living room.This landlord refused to give me the deposit the day I move out of Michigan and said he was busying so I told him I will drive to his office to pick up the check and his house wife suddenly show up with check.They are very satisfied for me staying there and he told me to keep electricity for extra few days until the new tenant moved in.

As for the prices, if they don't like it, I walk away, on the bright side, if this puts more appointments on my calendar because they think I am cheap, then great, the downside is, private individuals will be afraid to do a transaction with me because they would think that I am "hard up for cash", then they are wrong --I have a 6 digit line of credit from private individual that I would not like to put on any application just because its not verifiable-- and I could care less, government entities or development projects doesn't care anyways.For private projects, I do not need the income on a weekly basis to pay my own bills (unlike the handymen and most small GCs where personal drama gets involved in your project), if they could cover payroll and materials weekly, then that's all I need, I will take the profit at the end and only after satisfying the contract.
