Hello BP, I am finishing up my 5th flip, which is a house in San Pedro, CA.

She’s a full-time tutor that makes great money considering she has a Masters in Teaching & is a prior San Diego Unified School teacher and I run a small trucking company.

I used my VA loan to buy a duplex here in Oakland and this area is about the most tenant friendly place in the entire United States as we are right next to San Francisco, which is the Mecca for tenant friendly laws.

At this point i purchased a home back in 2017 little bit about the house it’s a 3/2 1200sf single family home in San Antonio Texas purchased at 155k with a mortgage of 1125 a month and thats not factoring what the new rental insurance will be.
