A group of four are applying together for my 4 bdrm property.

The idea would be for them to assume the existing loan and take my half of the property with as little burden financially on them as possible.

I hate that my money would be stuck in the property though. hoping to get some insight.  

You will have better chances from June-Sept to make the best deal on your property based on what I have seen in the market as a Realtor.

Can I deduct any expenses incurred throughout the entire year 2023 for that property such as utilities, insurance, repairs, mileage, maintenance and improvements?

The plan was to complete flooring, electrical upgrades, new kitchen and bathroom, exterior fascia work, and some new windows, with a target listing date of June 15th.Update (5/12/24):The property has been stabilized since June 1st of the previous year with great tenants in place.
