Ariel Smith Airbnb Banning Multi-Listing Hosts in SF & NY

At the heart of the issue was the phenomenon of people turning tenement housing into penny-rent 'hotels' that promoted urban blight and extreme poverty. This book prompted bans on short-term subletting in New York and copied by other densely populated cities like San Francisco; these laws are the basis for the illegality of Airbnb and other similar websites.

Jesse Kindra Self Directed IRA or Solo 401k
25 June 2016 | 44 replies
An employer plan is meant to be used as an active savings vehicle, not just a conduit for holding funds contributed elsewhere.I will be honest, I see a lot of over-promotion of the Solo 401k here on BP, some of which may sell a plan today but would potentially put an investor at risk of being out of compliance with Department of Labor guidelines in the future.
Clint W. Utilizing Multiple Investors
20 July 2017 | 15 replies
@Clint W. would collect a 2% fee of all income generated. All remaining income is split at a ratio that is decided ahead of time: 50%-50%, or 70%-30%, etc.So for example:Investor A invests $100,000.00 for a property as a silent partner / equity partner. The property nets $15,000.00 annual cash flow.Investor A would start with $10,000.00 annual return (10% of invested amount)Chris would collect $300.00 (2% of total income)The remaining $4,700.00 would be split based on the agreement - say it's a 50-50 split, so $2,350.00 to both parties. At this point Chris is getting $2,650 per year, or roughly 17% of the annual cash flow. The investor is making $12,350.00, which is a 12% ROI for them.I've found that this sort of partnership agreement works smoother, promotes successful management, and is an incentive to improve the property.I'm sure there are other - and quite possibly better - options that others can suggest.
