I know by now you have a purchase contract, fill it in and get it signed.It varies by local custom, but in your contract have the seller pay for title search and you pay the title insurance premium, he proves he can sell with good title and the policy is for your benefit.

She paid as promised and the next month she was on time and in full as usual.I agree with holding firm on policies, but also this is a people business.Sometimes my tenants pay late, but then the late fee is included with the rent.

I think this is BS but I do not know enough to argue with lawyers on this.The advice I was given was to separate chunks of properties into separate LLCs, and have a healthy umbrella policy.
