Meeting area investors in the field will go a long way to getting you moving forward and that should start with local meet-ups, REIA groups and such simply to find out who the players and posers are.  

Tatiana Gershanovich the numbers I provided were really rough estimates; I would still need to field estimates from contractors.

@Benjamin Barredo There is a field where you estimate repairs based on sqft and overall condition. 

Is there some kind of disclosure that accompanies that to say "I'm not a licensed agent but here's my opinion as a person in the field of real estate?

But, a large part of the area population are commuters to oil fields and jobs in San Antonio.  

As much as I feel prepared to jump right in to the field with buying and selling, I want to make sure that I am branding myself in the right manner.My biggest question would be whether or not to project myself as someone who is new to the game (which I am) or as someone who is particularly knowledgeable (which I'm striving to be)?
