Unless you invest via an LLC owned by the IRA, you will not have checkbook control over the funds which means you need to run transactions (e.g. income, expenses, etc.) through the trust company who will need time to process the transactions and generally charge fees for each transaction.

We were going to start a llc with all members listed on it but I read somewhere that said you can not get a 30 mortgage  with and llc.

Is property in an llc? 

I have never done any properties under any type of llc but plan on doing so.

Hello All, I am working on refinancing my own primary residence and owning my rentals in a multi-member LLC seems to be affecting my ability to "add back" the depreciation that this can normally be a done with when held personally. 3 lenders have told me this.

With the tax advantages of investment property, I have yet to pay federal or state taxes on the income, just the $800 LLC fee to the state. 

Husband and I set up two SDIRAs and merged funds into multi-member LLC to buy a vaca rental property for a slow flip (fix, rent a few years, sell when market looks good.)

Not just someone who can help me form LLC's and cover me on closing/title issues, but someone who also has prior experience with real estate investors and knows how to draft great real estate contracts.- Insurance Broker.

Should I look at creating a LLC even though I currently have no properties?

I think I want to start an llc to protect my investments, but I'm not sure what way to go.
