This includes (but not limited to):-Quiet Hours-What spaces can and cannot be used-Guest policy (make sure to limit days in a row and in a month)-Pet policy (even if you don't allow pets, if someone has an ESA animal, it would be good to have guidelines in the event they surprise you with one, otherwise you are SOL and of course take into consideration fair housing laws)-How is trash put in the cans (in bags, not just thrown in) and when can trash cans be taken to the street and put back-How is the late free structured (one time flat fee or a daily fee)2.

I've heard how hard it is to find a good contractor, so how do I find one?

I'd suggest the 1 month fee in that case and know I can most likely turn it very quickly and get someone in sooner than the next month.

@Ashley Guerra - I live and invest outside of Philadelphia, so I can't comment on your specific markets in central and south Jersey, but can provide my perspective on things to think about to help your decision.1) I would consider speaking to 3-5 people/investors in each market you are considering (central and south Jersey) to listen to their thoughts on pros/cons of the area and how they invest.

Chicago has solid cash flow markets and many appreciating markets with much lower cash flow.Interest rates are significantly hurting cash flow, so in my opinion, this is a time where you have to settle for low cash flow, knowing that there are also tax benefits, debt pay down, and appreciation happening.  

How do you build trust and present your deals to make them more appealing?

Just wanted  to let you know simply being a veteran may not be the best thing to deny a tenant.
