If you keep a house even up to five years they will still hit you with a 14% tax, try making money on flips when that happens.Also last night they said on the news that they were going to impose a new gas tax of 20-30 cents a gallon to pay for the high speed rail project and other infrastructure.

At this point, I would be more concerned on the condition and performance of the infrastructure: fabric/envelope (insulation and air sealing, windows & doors, roofs); HVAC; DHW; electrical, etc. as those will be the most disruptive and expensive items to address.

@Kevin Burns, in MD, tax assessments are broken out by land and improvements... it's crude, but might give you some idea if your area does the same.While subjective to some, the value of the land is reduced (from a construction standpoint) by the cost of the demolition required to remove the existing building, but the value may be increased if the foundation and infrastructure (utility lines, driveway, etc.) are reusable, in whole or part, and/or if impact fees/taxes can be avoided since it's not new development (if such fees/taxes are imposed there).
